This is my second time at Avalon Burbank, for a total of 4 years between them. 10 years later the quality and amenities didn’t change. Upon move in I was thrilled to see Jose and a few other of the maintenance team still here. Jose is reason alone to move here! As with any apartment or home, things break. But here, Jose and team are quick to respond and to fix things right. They don’t just fix things, but take into consideration safety of my child - like when my sliding closet doors were coming off the tracks in my daughters room. I’m moving back into my house end of the year and I’ll miss having him around as much as the amazing amenities of Avalon. The pool / outdoor area is unmatchable in the valley. As is the maintenance team and great spacious apartments.
Nearly three year resident of Avalon Burbank and been very pleased with our experience. Great location. Nice amenities. Well maintained property. But especially the amazing staff. Everyone (leasing office, maintenance, custodial) is helpful and on top of things. Special shout out to Jose who promptly and professionally fixes any issues that arise in our unit. He’s a true pro!
From friendly neighbors, the wonderful security, and our 2br/2br apartment that feels more like home than any other apartment I’ve lived in LA, I absolutely love everything about Avalon Burbank. We have food trucks every Tuesday and community events like cookouts, pumpkin painting, and more. The maintenance team, especially Jose, is also always on top of getting things fixed as quickly as possible. Bonus = the maintenance team and office staff are always thrilled to see my service dog and vice versa. Thank you Avalon Burbank team!
I would give a lower rating, but the staff are all very nice and accommodating. The issues I've had are more about the condition of the apartment and the appliances when we moved in. Within a month or two fo moving in we've had to submit one maintenance request right after another, from dishwasher breaking, oven not working, ceiling fan, washer, leak in the master bedroom floor, leak from the AC, and leak in our bedroom where they had to tear up the drywall, carpet, etc... where my coats and jackets were damaged.
While everyone was so nice to us and maintenance made us feel that our concerns are important and response time was good, the only compensation we got was a free complimentary 4 hour reservation at the bbq area. We feel that after everything that we went through since moving in, we should at least get a discount on the rent since everything we went through is not something you would expect from paying for a luxury apartment.

I will not recommend to anyone to live here. Been here a total of 6 years, and each year there's been a 10% increase on rent. They really don't care if you have been here for years. The manager of this property is rude as well. The amenities are dirty and broken. There was a rat problem for some time and I just recently learned from a neighbor that they have mold problem in their apartment. The only thing I love about this complex is the maintenance team. They are absolutely amazing.
Great location, good amenities, awesome maintenance staff! The lack of stars is for the never ending rent increases. Your rent will increase 10% every year and Avalon couldn't care less if you stay or go
